You may be aware that the property went through an extended period of financial difficulty, resulting in a Foreclosure action by the Lenders in 2012. The Auction was conducted on December 3, 2012 and the high bidder was Island Acquisitions Kapalua, LLC, a lender based Joint Venture. The Court Confirmation for the sale was conducted on January 31, 2013, with additional bids being tendered by two new bidders, however Island Acquisitions Kapalua, LLC prevailed with a $100 M bid.

Lantern Asset Management, a member of Island Acquisitions Kapalua, LLC announced that Montage Hotels & Resorts was appointed as the new luxury management group for The Residences at Kapalua Bay on August 1, 2013.

Montage Hotels & Resorts is known for its luxury properties in Beverly Hills, Laguna Beach, Deer Valley, and is currently developing a Montage Cabo San Lucas. Lantern Asset Management and Montage Hotels & Resorts have already implemented plans for extensive multi million dollar improvements to the property. In another press release Montage stated that it will implement a 50 unit luxury hotel component, and a sales program that would market the remaining 56 wholly owned luxury 3 and 4 bedroom residences around mid 2014.

The Residences at Kapalua Bay includes 146 private Residences, of which 56 homes remain unsold.

Owners in The Residences will enjoy a multitude of amenities, including an 8,500 square foot lagoon-style pool. Plans for a new restaurant and bar are already underway at the Residences. There is also a 6,100 square foot private beach club for the exclusive use of Residence owners as well as Kapalua Club members.

Kapalua’s newest Spa is adjacent to the Kapalua Bay Residences, which will also be managed by Montage Hotels & Resorts. The spa contains full fitness facilities, saline lap pool, 2,000 square foot movement studio, 19 treatment rooms, men’s and women’s locker rooms with sauna, steam and whirlpools, full service beauty salon, relaxation rooms and a spa retail boutique and juice bar.

62 Residences were originally sold as 1/12th fractional interest properties. A total of 177 fractional interests were sold, however no new fractional interests are expected to be sold. The remaining fractional units will be absorbed within Montage Hotel’s plans for a 50 room boutique hotel. The former fractional units are 2 and 3 bedroom suites that are generously appointed with floor plans ranging from 1,912 square feet to 2,257 square feet.
