Lahaina News, May 30, 2002 Lahaina--Isn't it odd that what people seem to want more than anything in the world...is what they can't have? Maui Mania's like that. There was a time when a beachfront condo just couldn't be had for love nor money. Ask anyone who remembers what Maui's real estate market was like in the 70s, when buyers snapped up tickets in lotteries and camped out in all-night lines for a chance to buy. And there was a long, long time when a home in West Maui couldn't be had for love nor...say, a half-million or so in money. Thanks to the severe zoning constraints that are meant to help preserve its magical quality of life, West Maui had seen precious little new housing go in during the past twenty years. Then along came Napili Villas-a townhome and condominium community up the coast that gave buyers a stake in that sweet West Maui lifestyle for a very affordable price--kinda like Kapalua at half-off. Predictably, Maui Mania struck again, and buyers queued up in the wee hours for the chance to plunk down their down for a housing value that West Maui hadn't seen in one of its fabled blue moons. That's history. As for West Maui, the volcanoes have long gone cold (at least on this island), and they're not making any more of it. And someday, future generations will whisper wistfully of how, once upon a time in an idyllic little community called Napili Villas, there was a chance to live in West Maui without dying from sticker shock. Lahaina News, March 14, 2002 With all that's been said about it, we figured it's time to let Napili Villas-in the voice of its new residents- speak for itself. Great
value in a priceless location. "The West Maui market being as pricey
as it is, I never expected to find anything like it. Am I dreaming or
what? I'm still pinching myself!" You just know it when
you see it. "When I got the word, I came down, checked it out, and it
seemed like such a phenomenal deal that I literally jumped on it." To see is to believe.
"Bought it sight unseen. And now that it's built, I must say, I've never
seen anything like it--the views are unbelievable!" Napili Villas is a brand-new community of mid-priced 2- and 3-bedroom town homes that's got the West Maui lifestyle written all over it, situated on 12 acres across from Napili's superb beaches and shopping. Its thoughtful floor plans combine a generous 840 & 1,250 square feet of living space with maximum privacy and delightful mountain and ocean views from upstairs lanais, with most ground floor units featuring private yard space. Most of Phase II has been accounted for, and with it seems that as with Phase I, a complete sell-out is assured. A certain number of 2-bedroom apartments are available starting at $230,900, with 3-bedroom apartments starting at $284,900 and (as of this writing) one last town home remaining at $295,900. There's already a fair amount of activity in re-sales of Napili Villas units, and the fact that many of the units are still available directly from the developer has caused buyers to see this as an especially attractive opportunity. Notwithstanding all the great views available in this part of the island, Napili Villas is the one view that must be seen by buyers who are looking for a home in West Maui. Lahaina News, January 24, 2002 Napili-- That odd feeling of déjà vu has reared its head again-this time on the premises of Napili Villas, in the heart of Napili's magical West Maui lifestyle. Remember the "good old days," when buyers lined up all night for a once-in-a-blue moon chance to buy into one of Maui's few and far between condo developments? As quickly as Napili Villas' Phase I sold out, buyer reaction was swift when word got out that Phase II was ready to go. Predictably, when the doors opened early in the morning for last week's launch, there was quite a line. So what's all the excitement about? "Seeing is believing," says Sales Manager Gina M. Barca. "With the models open and Phase I buyers set to move in this month, people can see what they're getting with their own eyes. We've heard from a lot of people that they just couldn't believe there was this kind of value to be had in this part of West Maui." Apart from the solid-gold location, Napili Villas offers terrific design value, with generous-sized floor plans, fenced private yards, 9' ceilings downstairs and some vaulted ceilings upstairs, most windows double-paned and tinted, and "views to sigh for." What's more, upgrade options are available for going from carpet to tile and from bathtub to shower stall, as well as for Corian countertops and air conditioning. Prices start at just $230,000 for the 2-bedroom units and just $284,900 for the three-bedroom units. Phase II's Grand Opening-catered by Hula Grill-is scheduled for Sunday, January 27 from 11:00 to 5:00, so don't miss it! Buyers should act now and give Napili Realty a call at 669-1188-a moment delayed may well be an opportunity lost. Lahaina News, November 29, 2001 Seeing is believing - especially since West Maui's hyper-pricey housing market always did have a disbelieving quality to it. But now that the models are near completion and that Phase I buyers will be moving in come January, people will soon be able to see--but put their hands on as well--what the buzz was all about. Napili Villas, with its location in the heart of Napili´s magical West Maui lifestyle, has turned out to be a housing value that the area hasn't seen in one of its fabled blue moons. With the foundations for sold-out Phase I in place and the word out that Phase II is soon to be released, there's a rapidly growing back-up list for Phase II´s 44 units. That doesn't mean there isn't a prayer for getting a unit--the general experience is that there's usually quite a bit of buyer opportunity in back-up lists. Phase II´s expected released in late December early January awaits approval of the builder's preliminary report, which Principal Broker Eric Ong of Napili Realty expects to have in the next few weeks. From there, it's not much of a wait `until Phase II sees its first buyers move in this summer. Napili Villas´ competitive prices are one thing, but as Ong remarks, "the present interest rate environment has our buyers especially excited about being able to close when rates are at their lowest in years." Apart from the solid-gold location, the units offer terrific design value, with generous-sized floor plans, fenced private yards and 9´ ceilings downstairs and vaulted ceilings upstairs, double-pane tinted windows, and more views of the ocean and the sculpted West Maui mountains than most buyers ever expected. "Because these are new units, buyers will be able to upgrade," says Sales Manager Gina M. Barca, "which is something that re-sales can't do." Those upgrades include going from carpet to tile, from bathtub to shower stall, Corian countertops, and air conditioning. If the quick sell-out of Phase I is any indication, it won't be long before the availability of units in Phase II is but wishful thinking. For more information on unit availability, give Napili Realty a call at 669-1188. But remember, seeing is believing, so come have a look! Lahaina News, July 17, 2001 LAHAINA, HI -- Seldom has a development in West Maui been so enthusiastically accorded the blessings of its grateful community. After several days of on-and-off rain, the sun broke through and poured down its blessings--along with those of kahu Charles Kaupu--upon Napili Villas, a blessing indeed for those who have long sought in vain for new, price-attainable dwellings in West Maui. More than 100 people attended, including West Maui County Council representative Jo Anne Johnson, County Council members Alan Arakawa, Dane Kane, and Robert Carroll, and more than half of Napili Villas´ new homeowners. The lovely hula hands of the aptly-named NA KAMALI´I NANI. Lahaina Hula Halau (the Beautiful Children of Lahaina) swayed in dance, and then extended a lei greeting to the assembled dignitaries and to Managers Patrick Kobayashi and Kathy Inouye of Napili Villas LLC. "Its wonderful to see so much of the community turn out for this," said Kobayashi. "It shows you what kind of support there is for this kind of development." The sweet strains of Hawaiian slack key and song filled the air, and after mingling amongst a toothsome array of Flemings Restaurant's pupus, the guests gathered round for the invocation. As kahu Kaupu uttered his blessing, traditional Hawaiian o´o digging sticks scattered symbolic bits of the area´s volcanic earth into the air in the olden style. It was an occasion that seemed to blend perfectly the anticipation of Napili´s newest homes with the sense of tradition and aloha that makes West Maui living a lifestyle experience apart from any other. Napili Villas is a fee simple condominium townhouse style development with 184 attractively-priced 2- and 3- bedroom town homes situated on 12 acres across from beaches, shopping and restaurants. The next increment is expected to be released shortly and will include townhomes and apartment units. Pricing is targeted in the mid $200,000 to low $300,000 range.
